In reference to the revised concept plan – ‘the Lewisham Estate Masterplan – Amendments to Part 3A Application’

We respectfully request that you intervene to ensure that the NSW Director General of Planning requires the developer of this proposed Part 3A Application to revise their plan to positively address the following issues and comply with Marrickville Council’s Masterplan DCP for the McGill Street Precinct.

Residents object to the following:

•    gross overdevelopment of this site greatly in excess of the floor space ratios (FSRs) normal for this type of development

•    the heights of tower blocks, completely out of character with the local one and two-storey dwellings, characteristic of the suburb and adjourning areas

•    excessive retail elements which will duplicate and perversely squeeze out local small businesses in an area with already extensive retail provision

•    lack of integration into existing context (eg: lack of safe logical pedestrian access to the Lewisham City Rail station and the State Government’s proposed light rail Lewisham interchange stops)

•    lack of any credible detail or plans to deal with the very substantial increase in traffic and congestion that such a development would generate

•    proposed division of responsibility for the provision of green open space within the site between Demian and future adjacent site owners/developers, thus jeopardising the viability of its implementation

•    precedence being given to this Part 3A proposal for the northern end of the site over the integrity of Marrickville Council’s Masterplan DCP for the entire McGill Street Precinct,
